Oleada Los Cabos: Luxury That Begins Below the Surface
Oleada Los Cabos is an 860-acre oceanfront community on the Pacific side of Cabo San Lucas, anchored by Ernie Els' first Mexico golf course design.
Before the Beautiful Homes Come the Things That Matter
Located along the Pacific coast just outside Cabo San Lucas, Oleada Pacific Living & Golf is an 860-acre oceanfront community stretching along approximately one mile of golden-sand beach.
But interestingly, the first thing that impressed me wasn't the ocean. It wasn't a model home, either — there isn't one completed yet. What caught my attention was everything you normally don't see.
As we drove through Oleada, I noticed something unusual for a development still in its early residential stages: so much of the essential infrastructure was already in place. The streets. The drainage. The services. The planning and engineering that future homeowners may rarely think about once they live there.
These aren't glamorous details. They don't photograph as beautifully as an infinity pool overlooking the Pacific. But as a real estate advisor, they are exactly the kinds of details I notice. I also learned about Oleada's approach to water and sustainability, including its desalination and water-treatment infrastructure and its broader philosophy of responsible development.
That philosophy is visible throughout the property. Instead of trying to overpower the Baja landscape, Oleada feels as though it is being shaped around it. The natural contours, dunes, desert vegetation, elevation and Pacific coastline are not obstacles to the plan — they are part of the plan. That distinction made an impression on me.
860 Acres That Somehow Feel Like Home
Oleada is enormous — 860 oceanfront acres — yet standing there, it didn't feel overwhelming. Quite the opposite. It felt calm. Intimate. Surprisingly homey.
Perhaps it is the low-density approach. Perhaps it is the amount of open space or the way the architecture and homesites follow the terrain. Or perhaps it is simply the Pacific.
There is a different feeling on this side of Los Cabos. During our hot Cabo summers, the consistent breeze coming off the Pacific can make a noticeable difference. On my visit, that breeze, the open landscape and the sound and presence of the ocean gave Oleada an almost immediate sense of calm. For all the luxury planned here, nothing felt excessive. And I loved that.
Pacific Villas: Contemporary Mexican Design Meets Baja
The first residential collection is called Pacific Villas, a limited collection of just 43 single-level residences. Designed by the acclaimed Mexican architectural firm Arquitectos Legorreta — led by AD100 architect Victor Legorreta — with interiors by Uribe Krayer, the homes offer three- and three-plus-bedroom configurations across two floor plans: Oasis and Horizonte, each with a flexible bonus room suited as a fourth bedroom, studio, fitness space or media retreat.
The designs are contemporary and sophisticated, but they still feel unmistakably Mexican. More importantly, they have been conceived around the landscape rather than independently of it — embracing natural light, views, outdoor living and the coastal breeze.
This is something I believe luxury buyers increasingly appreciate. Luxury doesn't necessarily have to mean more. Sometimes it means better design, more privacy, more space around you and a stronger connection to where you are.
Corazón: The Heart of Oleada
And then there is Corazón. I love the name because Corazón is intended to become exactly what it says: the heart of Oleada. More than simply a clubhouse, it is being planned as the social center of the community — a place to gather, dine, relax, meet neighbors and enjoy the lifestyle surrounding the residences and golf.
Maybe that helps explain why such a large master-planned community can still feel intimate. Oleada may cover hundreds of acres, but it has been planned around a heart. And while the community continues to evolve, the resort component will add another layer of services and amenities for residents and visitors.
The Wellness & Amenity Vision Behind Oleada
Beyond golf and residences, Oleada's master plan is anchored by a wellness-forward amenity collection built around outdoor living: nature trails, private beach access, an outdoor fitness area with a yoga pavilion, ocean-view meditation spaces, a wellness center, an orchard and garden growing seasonal produce, a general store and coffee house, a dog park and retail offerings. For buyers, this matters: it signals a community designed for daily life, not only for vacation weeks.
And Then There Is the Golf…
As a golfer, naturally I couldn't visit Oleada without paying very close attention to this part. And this is not just another golf course in Los Cabos. Oleada Golf Links is Ernie Els' first golf-course design in Mexico.
The 18-hole, 7,336-yard championship layout is a true links-style course shaped by the property's existing windswept dunes, sandy ridges, elevation changes and Pacific breezes. Fifteen of the eighteen holes are routed in or on the oceanfront dunes.
What I find particularly interesting is the philosophy behind its design. Rather than dramatically reshaping the property to accommodate a golf course, the intention has been to let the existing terrain determine much of the routing, minimizing earthmoving and allowing the course to sit naturally within the landscape.
For golfers, that means the Pacific wind isn't simply scenery. It becomes part of the game. And anyone who has played true links golf knows exactly what that means. Preview play began in mid-2026, ahead of a full opening planned for late 2026 — the course will be open to public play in its first season before transitioning to resort-private access for owners and guests.

Luxury Without Complication
Another aspect of Oleada that appealed to me was its approach to the ownership experience. Luxury communities can sometimes become complicated, with different clubs, memberships and layers of fees attached to the lifestyle. Oleada's concept feels more streamlined.
The residential community is being designed around a comprehensive amenity experience rather than requiring homeowners to continually add memberships simply to enjoy the community they already call home. Golf, naturally, has its own structure and applicable dues, but I appreciate the philosophy behind making the broader lifestyle feel integrated.
To me, that is a very modern interpretation of luxury. Not simply providing more amenities. Making life easier.
Close to Cabo — Yet It Feels Far Away
Perhaps one of Oleada's biggest surprises is its location. The community is approximately 15 minutes from downtown Cabo San Lucas and about 30 minutes from Los Cabos International Airport. Yet once you're there, it doesn't feel like Cabo is just down the road.
You have the Pacific in front of you, desert and dunes surrounding you and an extraordinary amount of open land. It gives Oleada that increasingly rare combination: privacy without isolation.
The master plan also includes luxury hospitality, with Grand Hyatt Los Cabos, expected to open in late 2026, and Conrad Los Cabos becoming part of the community as Oleada continues to develop — along with a collection of branded Conrad Residences.
But I don't think the hotels, golf course or even the beautiful future residences are what ultimately sold me on the feeling of Oleada.
Why Oleada Stayed With Me
I visit developments throughout Los Cabos as part of what I do, and naturally some stay with me more than others. Oleada did.
Maybe because it showed me something I don't always get to see. Before showing me the finished homes, it showed me the thought underneath them. Before the beautiful kitchens, pools and terraces, I saw roads, infrastructure, water planning and a community taking shape around the natural landscape. Before selling the lifestyle, they were building the foundation for it.
And then there was simply the feeling of being there — the Pacific breeze, the quiet, the openness and that unexpected sense of being somewhere very large that somehow still felt like home.
I left thinking something I don't say about every development I visit: if I could, I would live here. And perhaps that is the simplest way I can describe Oleada. It isn't only beautiful. It feels good to be there.
